How it works

The shared current-rate calculation derives SDLT from price and buyer type, then legal, survey, lender, and other one-off fees are added. Non-tax fees default to 0 because transaction quotes vary, and total cost is also expressed as a percentage of price.

Conveyancer completion statements, mortgage cash budgets, and buy-to-let acquisitions combine SDLT with quoted legal, survey, lender, and due-diligence fees.

Edge cases

  • Leaving a fee blank adds 0 rather than an unsupported national average.
  • A first-time purchase above £500,000 loses relief and uses standard SDLT bands on the full price.
  • Scotland, Wales, non-resident and corporate surcharges, lease rent NPV, linked transactions, and recurring ownership costs are excluded.
